Deposit - You will receive an invoice from Quickbooks where you can pay online from your checking account. By request, a credit card payment is available with a 3% convenience fee added. Payment is due upon receipt. The company address is also included for payment via check. The initial deposit is due at least 5 days prior to the beginning of stage installation.
Final Payment Through Escrow You can confirm payment is being made through escrow by copying The Stagency an email confirming escrow has received payment instructions. Work will not begin until this information is received.
Final Payment, Direct, Payment must be made or confirmed before destage is scheduled.
Required DeStaging Notice: We require 3 business days notice, followed by a 3 business day window to schedule your destage to ensure we meet the timeline. If we do not receive the requested advanced notice, you may be subject to pay an additional fee ($500 maximum). A date and window of 4 hours will be scheduled up to 72 hours in advance.
Final Payment: Paying through Escrow: Payments paid via escrow require for The Stagency to receive a written confirmation from the escrow officer stating that the final invoice has been approved for payment in full at escrow. This information should be provided at the signing of the contract to ensure payment terms are clear.
Final Payment: Paying directly: The final invoice must be paid in full 3 business days prior to the agreed scheduled destage date.
Requests for Modifications: The color scheme, decor and furnishings selections are 100% the choice of The Stagency alone.. Seller or Agent requested Change Orders, additions can be requested by the client. There is a minimum $325 fee incurred for changes made.
Cancellations: Communication with The Stagency about canceling an upcoming stage is to occur no later than up to 72 hours prior to the Designer Preview date scheduled on the proposal. Cancellations less than 48 hours prior to a stage will result in a $800 penalty, a 24 hour notice will result in a forfeit of the initial deposit and same day cancellations will result in the forfeit of the initial deposit in addition to a $500 fee.
Hold Harmless: Client further agrees to release, indemnify and hold harmless The Stagency its officers, employees, agents contractors and suppliers against any and all losses, liabilities, damages, injuries, expenses and claims (including reasonable attorney’s fees) of Client or any third party arising from entry onto the Schedule Property and/or activities as authorized by this agreement, whether caused by negligence or otherwise, including without limitation property damage and personal injury claims.
The Stagency is not responsible for holding keys: Realtor/home seller is responsible for having a lockbox in place and supplying The Stagency with the code to allow open access to the property during the staging and de-staging phases. For Sentrilock boxes, we prefer a contractor code.
Notification of final contingency release: Communication to The Stagency must occur within 24 hours and has the right to remove furnishings immediately upon release of the final contingency.
Damage or missing items belonging to The Stagency: Client is liable for any damaged or missing property belonging to the Stagency.. This includes, but is not limited to, pet soils, spills, stains, rips, tears, smudges, broken pieces, or missing pieces.
Artwork: The Client allows The Stagency permission to hang artwork on the walls inside the property.
Window Treatments (If applicable): Client agrees that window treatments from The Stagency may be used, but do not convey with the sale of the home or property. Realtors must document in the Multiple Listing Service.
Patching and touch-up of nail holes are not included in the staging fee: If desired, for an additional fee The Stagency will patch and touch-up nail holes only on walls that have been recently painted for staging by The Stagency.
We reserve the right to terminate the contract at any time after 4 months of continued staging: The seller agrees and is required to give The Stagency access to remove the staged items from the property within 5 days of receiving notification.
Renovation Work: Client will not conduct painting or other house repairs inside the Schedule Property while inventory is installed that could damage or soil installed items while property is staged. Client agrees to refrain from any pest treatment at the Schedule Property while staging items are in the Schedule Property.
Moving Seller Furnishings: The Stagency is not liable for any damage sustained to any furnishings or pieces not used in staging that will be removed from the main housing space and into storage within the home (i.e. garage/basement), per the agreement of the seller. Items moved by The Stagency crew will be agreed upon in advance and will accrue an additional fee of at least $250 depending on the size of home and number of items to be moved. The Stagency does not move seller furnishings into external storages like our warehouse, storage warehouses, PODS, etc. The client agrees to protect any and all valuables in or about the Property by removing them to safe storage before the date of staging Client agrees inventory installed in the Schedule Property by The Stagency representatives will not be moved or removed by any third parties.
Professional photos of the property on the MLS: By accepting this proposal, the realtor and seller give full permission for The Stagency, Inc. to use the professional photos of the property for marketing purposes.
